Meet Our Team
Bill Talon
Bill Talon is Chief Executive Officer of NestCore Partners, where he leads the company’s national growth strategy and expansion. He is focused on partnering with respected property management businesses to preserve their legacy while providing the scale, resources, and operational support to help them thrive.
Bill brings more than 30 years of leadership experience across growth-driven, service-oriented industries. Before joining NestCore, he served as President of North America for Anticimex, an EQT-backed pest control company with a high-velocity M&A strategy, overseeing $700M+ in P&L across the U.S. and Canada. He also served as President of Turner Pest Control, leading its growth from $35M to $90M in revenue through acquisitions and strong organic performance.
Earlier in his career, Bill held senior leadership roles at FreedomPay, First Data USA, and DHL Express, where he specialized in global operations, supply chain management, and large-scale process improvement.
Bill earned a B.S. in Professional Aeronautics (Business) from Embry-Riddle Aeronautical University.
Elsa Martin
Elsa Martin is Chief Financial Officer of NestCore Partners, where she oversees financial strategy, accounting, reporting, and capital management across the company’s growing national platform. She serves as a strategic partner to the CEO and shareholders, helping guide NestCore’s continued growth and operational performance.
Elsa brings more than a decade of experience in financial management, mergers and acquisitions, and audit. She has led financial oversight for 19 acquisitions totaling more than $40 million and has deep expertise in financial modeling, valuation, and post-merger integration. Throughout her career, she has focused on building scalable financial infrastructure, improving reporting systems, and strengthening financial controls to support rapid growth.
Prior to joining NestCore, Elsa held finance leadership roles including VP of Finance, Controller, and M&A Finance Manager. Earlier in her career, she worked in audit and assurance at BDO, Stein Mart, and PwC.
Elsa holds a Bachelor’s degree in Accounting from the University of North Florida, graduating Cum Laude, and has been a licensed Certified Public Accountant since 2017.
Karsen Kiefer
Karsen Kiefer is a finance executive with extensive experience in mergers and acquisitions, corporate strategy, and financial leadership. As Chief Growth Officer at NestCore Partners, he is responsible for sourcing, structuring, and integrating acquisitions that expand the company’s geographic reach and regional scale.
Prior to this role, Karsen served as Vice President of Finance at Anticimex Carolinas and previously led M&A efforts on the West Coast for Anticimex. Earlier in his career, he held roles at P10, Baker Tilly, and ExxonMobil, where he gained experience in financial analysis, transaction execution, and operational finance. Across these roles, he has led full lifecycle M&A transactions and supported financial operations, strategic planning, and post acquisition integration across multi state platforms.
Karsen holds a Bachelor of Business Administration in Accounting and a Master of Accountancy from Baylor University and is a Certified Public Accountant.
Stacy McKinney
Stacy McKinney serves as Chief Marketing Officer of NestCore Partners, where she also oversees Client Experience and Compliance. In her role, she focuses on strengthening NestCore’s brand and lead generation efforts, enhancing the client journey to improve satisfaction and retention, and ensuring regulatory and licensing compliance across the company’s growing national footprint.
With over 20 years of experience, Stacy has led marketing, client experience, and growth strategies for regional and national organizations, specializing in brand unification, digital transformation, and M&A integration. She has overseen marketing for more than 30 acquisitions, scaling companies through both organic and acquisition growth.
Before joining NestCore, she served as VP of Marketing at Turner Pest Control, where she helped grow revenue from $12M to $95M, and held senior roles at Peachtree and Waynes Pest Control. She began her career in private equity with Rock Creek Capital, managing marketing and investor relations for $350M in funds.
She holds a Bachelor of Business Administration in Marketing from the University of North Florida and is recognized for combining creativity, operational precision, and data-driven strategy to position companies as industry leaders.
Stephen Lodwick
Stephen Lodwick serves as Chief of Property Services at NestCore Partners, overseeing the firm’s ancillary service lines, including maintenance, pool, janitorial, and waste operations. He is responsible for driving scalable growth, operational integration, and service excellence across NestCore’s expanding national platform.
Stephen joined NestCore following the company’s partnership with Island Management, where he was Managing Partner and Owner. Under his leadership, Island Management evolved into a vertically integrated property services provider, recognized for its operational rigor and high client satisfaction.
Prior to his career in community management, Stephen held senior engineering and development leadership roles at Microsoft, including Engineering Director for Windows Insider and Development Director for Enterprise Device as a Service. During his tenure, he built and scaled global platforms supporting tens of millions of users and secured over $500 million in enterprise contracts within the business’s first year.
He holds active Florida licenses as a Community Association Manager (CAM52486), Community Association Management Firm (CAB6545), and Commercial Pool Service and Repair Qualified Contractor (CPC1459502).
